Condos - Sales Price
We will begin posting community statistics for the 2010 sales year once we have several months of data for 2010. Dane County condo year-to-date prices through the month of December were lower compared to the price levels from the same time period in 2008. The median price of $150,000 decreased by 10.2% from the median price of $167,000 in 2008. The average year-to-date sales price of $169,967 decreased by 13.6% from the average price of $196,786 in 2008. Condos - Inventory, Volume and Listing Success Rate
As of December 31st, 16 months of inventory remained on the Dane County condo market. This number is based on the number of active listings and the average monthly sales volume from the preceding 12 months. See our Dane County condo inventory analysis for more details. Dane County year-to-date condo sales volume through the month of December decreased by 1% from the sales volume levels of 2008. The number of expired listings decreased by 23.6%. The year-to-date listing success rate for Dane County condos increased by 5.9% from the listing success rate in 2008. A number greater than 50% means more listings are selling than expiring. The Dane County year-to-date average days on market for condo listings that sold was 167 days, up from 153 days during the same time period in 2008.
